The steps you have to follow before buy the property


1st step – need a Civil engineer
Check the Titles
Check the Property with a Civil engineer
Check building's condition with a Civil Engineer
If the land is out of the building area requires permission from Forest Department to build.
If the land be in an archaeological area
The area of the land has the minimum size that requires for build?

2nd step - Property registry
Ask from a lawyer to make the necessary title search of the property. This will prove that the seller is the legal owner of the property. If title not exist, which is very common, it means that you need more time for the day to buy the property.
All property title searches must be made manually at the relevant local registry which includes checking volume and folio numbers, all related documentation etc. These searches must be done by a lawyer.

3rd step - Tax certification
All people who want to buy a property must obtain a certification of his personal current tax status from the local tax office. This certificate must be attached to the original master copy of the contract held by the notary public.

4th step - Objective value
There is a system in Hellas by which the tax authorities fix an objective value to a property. The taxes for the property are calculate on this value, which is lower than the real value youo pay for the property.

5th step - Notary public
The notary public is choice of the buyer. The notary public is independent of either the seller or the buyer. He draws up the contract for transfer of property and the various terms and conditions contained therein. Signature of contract. The signed contract is final and each part take a copy. The lawyer sometime, depend of the value, is a strict prerequisite according to Greek law.

6th step – Citizens out of Europe
As a foreigner (non European) when you transfer money, other than Euro, to have tax reduction, need to collect the pink slips.
European are obliged to present their tax declaration at their home country.
For non Europeans need to have a permission from Foreign Office.




How much is the taxes and fees over the value of the property?

The money have to pay over the value of the property approximately is 13%

Expenses on top of the listed price
Property Tax:
Value estimated by Tax Authorities up to : 14,670 EURO Tax: 5%.
Above 14,670 EURO Tax : 9-11%.
For new building ,(build after 1/1/2006), the Tax is 19%
Municipality Tax:
3% on the purchase tax.
Notary Public Expenses:
1,5% -2% on the price of the objective value.
Lawyer fee:
1% on the price of the objective value.
Real Estate Agency Fee:
2% on the commercial price of the property.

For Notary. Lawyer and Real Estate agency add VAT 19% on the fee

What paper I have to provide?

A valid passport (or a legal identity card for EU citizens only)
A Greek fiscal number which is obtainable by non Greek citizens, within 5 working days by the Greek Tax Authorities. In order to obtain Greek fiscal number, you will need to provide:
- a photocopy of your birth certificate, which must state your father's name
- a sheet showing the column numbers, headings and entries from the birth certificate, typed or written in block capitals to assist the Greek translators
- a photocopy of the last two pages of your passport
- if married, the date of your marriage (no documents required)
